The following information outlines the most frequently asked questions (FAQ) we receive from our tenants about renting through Edwards Windsor.

How long is the Lease? Will the owner accept anything other than 6 or 12 months?

Some owners are happy to have pets at their property, but others do not permit them. Please refer to the property description details for further information, or contact our office.
Can a 17 year old apply to rent a property?
Upon signing the Residential Tenancy Agreement, the Parent/Legal Guardian becomes responsible for ensuring rent is paid, the premises is maintained etc.
Who is responsible for the gardens and lawns?
This varies, depending on the type property, and owners individual requirements. In general, tenants are responsible for mowing the lawn, weeding garden beds, watering, and sweeping paths etc in houses and some units, unless otherwise stated in their Residential Tenancy Agreement.
However, in blocks of units, the Body Corporate are usually responsible for garden and lawn maintenance.
Maintenance of gardens and lawns will be discussed with you at the time of signing the lease, and any specific requirements will be detailed in your Residential Tenancy Agreement.
Do I have to view the property before putting in an application?
We ask that you first undertake a Virtual 360 Tour (if available), so you have a full overview of the property. If you are satisfied with the Virtual 360 Tour, you can then apply for the property. Successful applicants will then be able to physically view the property prior to signing the lease.
In some instances it may be possible to sign a Residential Tenancy Agreement which incorporates a “sight unseen” clause, indicating the property has not been inspected, and that you are prepared to take the premises “as is”, but this is generally only used for interstate applicants.

- Complete an Application for Tenancy
Each person who will be living in the premises needs to complete the Tenancy Application.
You can apply through our online application system via our website, or alternatively collect a physical application form from our office.
All applicants need to provide 3 forms of ID (including such things as Drivers Licence, photo ID, passport, car registration papers, power bills, birth certificate), and a proof of income (2 recent payslips, bank/Centrelink statement, employee contract) All applicants need to provide/obtain a Personal Information Report. For local applicants the Personal Information Report can be obtained from Tasmanian Collection Service (www.tascol.com.au/PIR), for interstate applicants this can be obtained from Equifax.
Please note, applications will not be accepted unless accompanied by a current Personal Information report.
- Submit Application Form
Once you have completed all relevant details in the Application Form, submit the Application to Edwards Windsor, including all forms of ID and the current Personal Information report.
- Processing Your Application
Edwards Windsor will process your application, including contacting referees and employers, and present their recommendations to the property owner. The final decision on application rests with the owner of the property.
Although we process applications as quickly as possible, there may be delays to this timeframe due to contacting referees, contacting owners etc.
Edwards Windsor will endeavour to contact applicants as soon as possible, to notify if they have been approved or not approved for a property, by telephone, email or sms.
I don't have 100 points of ID? What other proof of identity do I need to provide?
- Your last four (4) rent receipts
- Drivers Licence
- Photo ID (other than Drivers Licence)
- Passport
- Two (2) references (previous Landlord/Agent)
- Rates/Water Notice (if you were previously a property owner)
- Medicare Card
- Current Car/Motorbike Registration Papers
- Phone, Gas and/or Power Accounts
- Birth Certificate
Where do I get a Personal Information Report from?
For Interstate Applicants – you can obtain your interstate Personal Information Report from Equifax or Baycorp. The Property Information Report will be faxed to a number nominated by you within 24 hours.
My Personal Information Report is just over 3 months old - do I still need to get a new one?
Yes, we are able to accept Personal Information reports up to 3 months old. However, anything older than 3 months, we do require a new/more current report.
I've rented with you before - do I need to do my 100 points and Personal Information report again?
If you have rented with us previously, but are not a current tenant, we do still require 100 points of ID and a current credit check.
Do you accept Colony 47 and others?
What if I have never rented before?
All you need to do is follow the application steps above “How do I apply for a rental property” (eg. complete the application form with as much information and proof of ID as possible, obtain a credit report), and submit the application to us.

I am interstate/overseas, how do I apply for a rental property?
If you are unable to inspect yourself, you can send a family member or trusted friend to view on your behalf.
Complete and submit your application as per details above.
If you are the successful Approved Applicant, it may be possible to sign a Lease Agreement which incorporate a “sight unseen” clause, indicating the property has not been inspected, and that you are prepared to take the premises “as is”.
What happens when I need to break my lease?
If you need to break your lease you will be asked to complete a Break Lease Agreement, which explains your responsibilities and costs involved.
Edwards Windsor will advertise your property as available for lease, and process applications in an endeavour to secure a new tenant as soon as possible.
You will be responsible for paying the rent on your property until a new tenant is approved and moves in.
What do I do if I can't pay rent?
Who do I call if I have a maintenance issue?
For non-urgent maintenance, please download a Maintenance Request form from our website, complete the form and return to our office, or leave out for your Property Manager to collect on their next routine inspection.
For urgent/emergency maintenance, please contact our office immediately on 6234 5500 (24 hours).
If I lock myself out of my property, can I borrow a spare key from the office?
Yes, we can let you borrow the spare key, if it is available, from our office to let yourself into your property. However, keys must be returned on the day they are borrowed. Also, please ensure you have proof of ID with you.
If you need to have another set of keys cut, this will be at your own cost.
Can I paint the walls in my property?
Please contact your Property Manager to request approval for such works.
Am I allowed to put up some pictures in my property?

Can I hang up my own curtains in my bedroom?
Can I change the locks to my front door?
You need to obtain permission from the owner of your property, before any works or alterations can be undertaken.
